This spider is a male Tegenaria species...the common one in the Lower Mainland is Tegenaria domestica (=Tegenaria duellica), the European House Spider...
The hobo spider, Tegenaria agrestis, is uncommon in the Lower Mainland and paler in color, so the one in your photo is most likely T.
domestica...males wander at this time of year looking for females to mate with, and so are more "visible" to humans than at other times of the year...K.
just a skiff but it seems to want to stay instead of melting away by days end so mabe snow down here by halloween, forcast says it will be about 4C so will see lol
